Broker Broker Bundle Program Terms and Conditions

These terms and conditions ("Terms") govern your participation in the Broker Broker Bundle ("Program") offered by Broker Broker Mortgage ("Broker Broker Mortgage," "we," "us," or "our"). By participating in the Program, you ("Buyer" or "you") agree to be bound by these Terms. If you do not agree to these Terms, you may not participate in the Program.

1. Eligibility:

a. Participation in the Program is open to qualified Buyers who obtain mortgage loans through Broker Broker Mortgage in the State of Ohio. Program is not eligible for refinances.

2. Broker Broker Bundle:

a. Qualified Buyers to receive closing credit of 1.75% of their loan amount when using Broker Broker Mortgage for their mortgage loan purchase ("Broker Broker Bundle").

3. Program Participation:

a. Participation in the Program is voluntary and subject to these Terms.

b. To participate in the Program, Buyers must inform their Broker Broker Mortgage loan officer of their interest in the Broker Broker Bundle at the time of application for a mortgage loan.

c. Broker Broker Mortgage reserves the right to modify, suspend, or terminate the Program, in whole or in part, at any time without prior notice.

4. For example, a $300,00 home purchase minus a 5% down payment of $15,000 results in a loan amount of $285,000. Client would receive a credit of 1.75% of the $285,000 for a credit of $4,987.50 towards closing costs.

5. Limitations:

a. The Broker Broker Bundle is subject to availability and may not be combined with any other offer, discount, or promotion, unless expressly permitted by Broker Broker Mortgage.

b. The Broker Broker Bundle has no cash value and is non-transferable.

c. Broker Broker Mortgage reserves the right to modify or discontinue the Broker Broker Bundle for any individual Buyer or group of Buyers at any time, for any reason, without prior notice.

6. General Terms:

a. These Terms constitute the entire agreement between the Buyer and Broker Broker Mortgage regarding the Program and supersede all prior agreements and understandings, whether written or oral.

b. These Terms shall be governed by and construed in accordance with Federal and State laws, without regard to its conflict of laws principles.

c. Any dispute arising out of or relating to these Terms or the Program shall be resolved exclusively through arbitration in accordance with the rules of the American Arbitration Association.

d. Broker Broker Mortgage reserves the right to amend these Terms at any time by providing notice to Buyers or by posting the amended Terms on its website.

Refinance Protection Program

Gives the borrower the ability to refinance with a 50 basis point credit for a specific period after closing a purchase home loan.

Terms, Conditions and Eligibility Requirements:

1. Payment Protection Program (“Program”) allows for a rate and term refinance with a 50 basis point discount of interest rate to qualified applicants.
2. The Program is not a guarantee that the borrower or the property will qualify for a refinance, nor is it a guarantee that a lower interest rate or payment can be provided to the borrower by Broker Broker Mortgage.
3. The borrower must close their purchase loan with Broker Broker Mortgage between      09/24/2024 and 12/31/2030 with a non-bond FHA, VA, USDA or conventional      conforming or high balance loan to be eligible for the Program.
4. The borrower will be eligible for a 50 basis point discount to claim their refinance under the Program. Broker Broker Mortgage total compensation to be switched from lender paid compensation to broker paid compensation to provide for the discount. Borrower paid compensation to be 50 basis points lower than current lender paid compensation.
5. To be eligible, the refinance must be a first lien rate and term refinance (no cash out) of the same property and paying off the loan originally financed by Broker Broker Mortgage. The refinance must close no later than December 31, 2030 to be eligible for the Program. 
6. The borrower and property must qualify for the refinance, including meeting all applicable underwriting guidelines and closing conditions as they are in effect at the time of approval.
7. The borrower must have made at least six (6) consecutive on-time payments on the purchase loan before applying for the refinance. ​
8. Fees that will be waived or paid by lender on the eligible refinance under the Program include only fees paid to the lender, including origination, processing, underwriting, administration, closing, or funding fees, as applicable. It does not include fees charged to reduce the interest rate, including discount points and buydown fees, and does not include fees paid to third parties other than Broker Broker Mortgage, including but not limited to tax service fees, wire, appraisal or credit reports, settlement agent/attorney fees, insurance, notary or government fees.
9. The Program is only valid for loans originated through Broker Broker Mortgage. ​
10. Offer may not be redeemed for cash or credit and is not transferrable. Offer cannot be retroactively applied to any loans. Offer may not be used with any other discounts or promotions. ​
11. This is not a commitment to lend.
12. Refinancing may cause finance charges to be higher over the life of the loan. ​
13. Unforeseen circumstances that adversely affect the ability to perform will void Broker      Broker Mortgage’s obligation under the Program. ​
14. Program not available in all states. ​
15. The borrower is responsible for making all payments due in accordance with the terms of their loan.

All matters and any dispute or claim relating to this website and these Terms of Use shall be governed by and construed in accordance with the internal laws of Ohio without giving effect to any principle of conflicts of law. Any action at law or in equity shall be brought only in state or federal courts within Lorain County or District of Ohio.
